Leasing

  Are you currently leasing?

Yes! We are currently leasing for Fall 2019, We’re accepting applications for Northside Phase 1 and Phase 2. Please apply here or contact the leasing office at 972-800-5891 for more details.

  What is an individual lease?

An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s). The individual lease agreements protects you in the event your roommates cannot make their payments, or if they leave their lease agreement early.

  How long is the lease agreement?

The lease term is 11.5 months; the term begins mid-August and ends July 31st of the following year.

  What should I do if I need to break my lease?

At this time, Northside and Northside 2 does not offer an option to buy-out the lease. Per the lease contract, you will be required to find someone to take over the remaining days and financial obligation left on your lease. Once the new tenant moves into your space, there will be a $200 early termination fee charged to your account.

Availability

  Do you have any immediate availability for the 2019/2020 school year?

  When will you begin leasing for the 2020/2021 school year?

If you are interested in a spot for the 2020/2021 school year, please call the Community Office to add yourself to the interest list.

Rent

  How much is rent?

You can find our most up-to-date pricing by visiting the availability page.

  What utilities are included in the rent?

Your rent includes water, sewer and trash, high-speed internet and cable (76 cable channels and several high-definition channels).

  How do I pay rent?

Northside makes paying rent easy! Residents can pay rent online on the ResidentPortal, or in our office, which is open seven days per week.

Pet Regulations

  Do you accept pets?

Yes - our pet friendly community welcomes two furry friends per home.

  Do you have any breed restrictions?

Our community does not accept the following breeds: Akita, Chow, Doberman, Pit Bull, Rottweiler, American Staffordshire Terriers, English Staffordshire Bull Terriers, Wolf hybrids or any mix of the mentioned breeds are not allowed. For further information regarding our pet policy, please contact the community office.

  What are the fees for having a pet?

We require a $200 fee and a $200 refundable deposit for each pet, with a monthly $18 pet rent per pet.

  Is there a weight limit or restriction?

At this time, we do not have a weight restriction.

Furnishings

  What furniture is included in furnished units?

Bedroom furniture will vary based on the floor plan you choose; for example, The Discovery and Voyager units both come with a Full XL bed. The Enterprise will have a lofted Twin XL bed. The remainder of our floorplans have a queen size bed. The living rooms come with a couch, coffee table, side table, chair, entertainment center. Kitchen: stainless steel appliances, bar stools or kitchen table and chairs .

Roommates

  How does the roommate matching program work (individual leases only)?

If you’re applying to one of our private bedroom floorplans, the application offers an exclusive roommate-matching service. If you would like to participate, you can complete the roommate matching form built into your application. The form allows you to make notes of any friends applying at Northside that you would like to live with. The form also asks you to input your hobbies, interests, sleep routines, pet preferences, and study habits. Inputting this information helps us match you with someone with similar interests, you’ll like living with throughout your lease term.

  What if I don't like my rommate after move-in?

If there are differences between roommates that cannot be resolved, residents may be able to transfer as rooms are available. A transfer fee will apply. Please contact the community office for more information.

Renewing Your Lease

  What is a renewal lease?

If you are already a resident, you do not have to reapply. Instead, you will complete a renewal lease that will renew your contract for Fall 2019.

  Am I guaranteed the same apartment when I renew my lease?

Unfortunately we cannot guarantee your spot. All leases are signed on a first-come, first-served basis which is why you should renew your lease as soon as possible.

  How do I renew my lease?

 

  1. Login to the ResidentPortal and find your renewal offer located in the red banner at the top of the page.
  2. Click "Review offer" and follow the prompts.
  3. Once you click "Complete Renewal", our leasing team will be notified that you have accepted your renewal offer and will generate your updated lease for signature.
  4. You will receive an email when your lease is available on the ResidentPortal. All parties (including any guarantors) are required to sign the lease document.
  5. Once you have signed your lease, you have officially secured your spot for next year!
